Project Scope
Internal Cat B fit-out works of the existing vacant 1,100m2 ground floor shell and core unit of the newly constructed office building. The works comprised of research and development areas consisting of an ISO 7 Clean Room and Laboratory with associated support rooms, open plan areas, enclosed offices, meeting
rooms, a canteen, kitchenette, relaxation area and two IT server rooms. Modifications to the existing external façade were required to facilitate the change of use of the building and the new internal layout.
Sustainability
The project included the following energy saving measures in the design: high efficiency lighting; Building Energy Management Systems; metering and sub-metering of distribution boards and water supplies; variable speed controls for motors and pumps; low water content heating emitters.
A “Live” Campus Environment
Working within a “live” occupied office building with existing tenants, deliveries and removal of construction waste were planned to minimise the impact of disruption to the existing tenants in the adjacent offices/buildings. The main access for the site was located on the main ring road of the business park, as part of the contract a full-time banksman and a traffic management system for all deliveries of materials and construction waste collection were required to ensure continuation of services in the adjacent businesses during construction. Services connections and shutdowns were planned at times when demand for services would be at a minimum to prevent any disruption.
