This project involved the complete refurbishment and fit-out of The Johnstown Estate Spa. Our expertise focused on the detailed design and installation of complex Mechanical and Electrical (M&E) services for the state-of-the-art wellness facility.

New M&E systems were installed to support:

• Wet Areas: Rooftop Thermal Suite (Hydrotherapy Pool, Jacuzzi, Heated Seating), and Indoor Thermal Suite (Rasul, Sauna, Steam, Salt Room, Rainforest Shower).
• Operational: Treatment Rooms, In-Spa Restaurant, Changing Facilities, Laundry, Offices, and Plant Area.

Sustainable M&E Design
Sustainable M&E design prioritised operational efficiency via key energy-saving measures:

• Lighting: High-efficiency LED lighting.
• Control: Building Energy Management System (BEMS) for plant optimisation.
• Metering: Sub-metering of power and water.
• Efficiency: Variable Speed Drives (VSDs) for motors/pumps; low water content heating emitters.

Live Environment Execution
The M&E installation was strategically phased within the fully operational hotel. Critical services connections and shutdowns were planned during off-peak hours to prevent guest disruption and guarantee service continuity.

Demolition
The initial phase included the complete strip-out and demolition of existing M&E services and finishes in the spa area, preparing the site for construction.
