Project Scope
Internal Cat B fit-out works of the existing shell and core newly constructed Hawthorn House, National Technological Park, Limerick. Provision of a new 1,850m2 high-end office fit-out of the 2nd & 3rd floors. The works provided open plan office space, pod offices, reception area and board room, meeting rooms, gym, recording studio, canteen, coffee docks, comms rooms, toilets and showers.

Sustainability
The project included the following energy saving measures in the design: high efficiency lighting; Building Energy Management Systems; metering and sub-metering of distribution boards and water supplies; variable speed controls for motors and pumps; low water content heating emitters.

A “Live” Campus Environment
Working within a “live” campus environment, deliveries and removal of construction waste were planned to minimise the impact of disruption to the existing tenants in the adjacent buildings. The main access for the site was located on the main ring road of the business park, as part of the contract a full-time banksman and a traffic management system for all deliveries of materials and construction waste collection were required to ensure continuation of services in the adjacent businesses during construction.

Health & Safety
Implementation of the General Principles of Prevention informed all design decisions.
