Project description
Internal fit-out works to an existing vacant retail unit including stripping out of the existing fit-out. The 1,300m2 facility provides a radiology x-ray suite, phlebotomy bay, cardiac rehabilitation gym, physiotherapy suite, 15 clinical rooms, healthcare offices, clinical nursing rooms, paediatric suite, occupational therapy suite, reception area, 4 waiting areas, patient/visitor toilet and changing facilities, staff changing rooms, staff canteen, plant room and comms room. Extensive fire upgrade works and retrofitting 2 no. lifts into the building were required to ensure compliance with current Building Regulations. Modifications to the existing external façade were required to facilitate the change of use of the building and the new internal layout. Reconfiguration of the existing retail park complex to provide accessible ramps, additional accessible car parking, a set-down area for emergency vehicles and all associated siteworks.
Sustainability
The project inluded the following energy saving measures in the design: high efficiency lighting; Building Energy Management Systems; metering and sub-metering of distribution boards and water supplies; variable speed controls for motors and pumps; low water content heating emitters. A “Live” Campus Environment Working within a “live” retail park campus location, the external works were phased to minimise the impact of disruption on the adjacent businesses. The site was surrounded on all boundaries by adjacent occupied businesses and private dwellings. The main access for the site was located on the main street which required a banksman and a traffic management system for all deliveries of materials and construction waste collection. To ensure continuation of services in the adjacent businesses/retail units throughout the duration of each construction phase, services connections and shutdowns were planned at times when demand for services would be at a minimum to prevent any further disruption.
Demolition Works
The works also included the complete strip out and demolition of the existing finishes, mechanical and electrical services installations, modifications to the existing external façade and reconfiguration of the existing retail park complex.

Implementation of the General Principles of Prevention informed all design decisions.
