Hawthorn House Offices Building is situated in the National Technological Park, the largest suburban office location in the Mid-West Region. The works comprised of the construction and fit-out of a 50,000 sqft 4-storey stand-alone office building together with 218nr. surface level car parking spaces and associated hard/soft landscaping works. The building conforms to Grade A LEED Gold Gold-rated standard, with external roof plant area and an ESB sub-station with switch room.

Sustainability
The project included the following energy saving measures in the design: high efficiency lighting; Building Energy Management Systems; High Thermal U-Values on building insulation and glazing; metering and sub-metering of distribution boards and water supplies; variable speed controls for motors and pumps; low water content heating emitters.

A “Live” Campus Environment
Working within a “live” campus environment, deliveries and removal of construction waste were planned to minimise the impact of disruption to the adjacent offices/buildings. The main access for the site was located on the main ring road of the business park, as part of the contract a full-time banksman and a traffic management system for all deliveries of materials and construction waste collection were required to ensure continuation of services in the adjacent businesses during construction.

Implementation of the General Principles of Prevention informed all design decisions.
