Project description

The 1BQ Mixed-Use Development is a complex city-centre scheme featuring two tower blocks constructed over a two-storey basement on a highly constrained site. Our delivery included the M&E services for 34 high-end luxury apartments and 10,250 sq.m of Grade A office space, requiring highly complex coordination throughout the demolition and construction phases.

Key M&E and Sustainability Achievements:

Residential Block:

  • Near Zero Energy Building (NZEB) and Part L Compliance achieved high sustainability ratings through advanced building envelope design (high thermal U-values) and the installation of state-of-the-art Air-to-Air Heat Pump systems for highly efficient heating, cooling, domestic hot water, and centralised ventilation.

Commercial Block:

  • Designed and engineered to achieve LEED Gold Certification.
  • Integrated comprehensive Building Energy Management Systems (BEMS) for centralized control and optimization of all mechanical and electrical plant.

Infrastructure & Utilities:

  • Provided critical basement-level infrastructure, including a new substation, general plant rooms, and storage zones.
  • Designed and installed necessary site utility works, including underground surface water attenuation tanks, to manage site drainage effectively.
