Project description
Successfully executed M&E services within a highly constrained, “live” city-centre site, managing complex logistics for the construction of a dual-branded hotel complex.
The scope involved two distinct M&E challenges:
- Refurbishment (Moxy Hotel): Significant M&E integration into the protected Courthouse structure (circa 1875) to facilitate 153 modern bedrooms and suites.
- New Build (Marriott Residence Inn): Full M&E services delivery for a new seven-storey, 53-studio room extension and the connecting link building.
Sustainability and Energy Efficiency (LEED Gold).
The entire hotel complex achieved LEED Gold Certification by incorporating specialised energy-saving measures into the M&E design:
- Building Energy Management System (BEMS): Installed a comprehensive BEMS for centralised control and continuous optimisation of all mechanical and electrical plant.
- High-Efficiency Systems: Implemented high-efficiency LED lighting throughout the complex and specified low water content heating emitters.
- Power Optimisation: Integrated Variable Speed Drives (VSDs) across all motors and pumps to ensure optimal, demand-based power consumption.
- Metering Infrastructure: Installed extensive metering and sub-metering infrastructure across all distribution boards and water supplies to monitor and manage consumption accurately for sustainability reporting.
